The role is critical in driving data integrity, contract performance, operational efficiency, and process improvement across the portfolio.
The Operations Analyst will provide actionable data insights, benchmarking, and scenario modelling across key operational categories including Cleaning, Security, and Waste Management. This role will proactively support operational teams by delivering clear, relevant, and timely insights that optimise service delivery, drive cost efficiencies, and enhance customer and team outcomes.
The Operations Analyst will enable smarter decision-making by transforming complex, multi-source data into practical, scalable solutions that improve portfolio-wide operational performance.
Key Accountabilities
- Provide high-quality operational data analysis and reporting to support performance tracking across cleaning, security, waste, and other key facilities management categories.
- Partnering with VX Data & Analytics, Lead the delivery of centre-level and portfolio-wide dashboards and reporting tools that enable Centres to make proactive, data-driven decisions.
- Partner with Centre Teams and Procurement to build financial models and forecasting tools to support budget planning, contract performance tracking, and supplier comparisons.
- Support the identification and reporting of operational efficiencies, optimisation opportunities, and value-creation initiatives.
- Assist in building business cases for process improvement and efficiency gains across key soft service categories.
- Provide data analysis and insights that inform and influence decisions in areas such as:
- - Waste Management: Service reporting, waste volume tracking, collection frequency optimisation, cost modelling, and diversion rate improvements.
- - Cleaning and Security: Workforce optimisation, labour benchmarking, resource planning, customer experience feedback, and performance analysis.
- Collaborate with Procurement, Commercial, and Sustainability teams to align operational data with contracted KPIs, rebate mechanisms, and ESG outcomes.
- Support the implementation and data integration of new operational systems, helping teams drive performance from improved data sets.
- Assist Centre Teams with operational queries related to contract data, supplier performance, and budget impacts.
- Prepare clear, actionable presentations and insights for senior leadership, proactively identifying trends, risks, and opportunities.
- Provide training and ongoing support to Centre Teams in using data reports and dashboards (internal and external), effectively.
- Continuously support process improvement initiatives, working across teams including Operations, Procurement, and Sustainability.

Experience & Capabilities
ESSENTIAL EXPERIENCE (what you have done)
- Minimum 5 years' experience in data analytics, preferably within the property industry, with proven ability to manage large portfolios and multi-site datasets.
- Tertiary qualifications in Business, Data Analysis, Facilities Management, or a related field.
- Proven experience in data analysis or reporting within an operational, property, retail, or facilities management environment.
- Advanced Excel and analytical skills; proficiency using reporting tools such as Tableau, or other data visualisation and reporting tools.
CRITICAL KNOWLEDGE (what you need to know)
- Strong working knowledge of facilities management systems, supplier performance tracking, or operational cost management is advantageous.
- Excellent stakeholder management skills, with the ability to build strong relationships across Centre Teams, Regional Managers, Procurement, and National Leaders.
- Strong knowledge of operational priorities and challenges within a retail property or shopping centre environment.
CAPABILITIES (what you can do)
- Strong communication skills, with the ability to present insights and recommendations clearly and persuasively.
- Ability to balance data-driven decisions with the practicalities of operational delivery at the centre level.
- Ability to manage competing demands in a fast-paced environment while consistently delivering measurable results.

- Management of Cleaner & Security shifts and contracted rebate mechanism
- Delivery of accurate, timely operational reports that support Centre Teams in making proactive decisions.
- Positive stakeholder feedback on the value, accessibility, and clarity of operational data.
- Identification and communication of insights that lead to measurable cost savings, efficiency gains, or service improvements.
- Contribution to the success of contract transitions through data validation and operational support.
- Enhanced visibility of supplier performance and operational risks through robust reporting tools.
- Development of practical data solutions that improve the day-to-day operational management of centres.
