Barings is seeking a highly analytical individual with strong technical capability and a passion for learning to join the Barings Real Estate Australia (BREA) Finance Team. The team works collaboratively with other business units and strives to deliver quality service to all partners.
Due to growth of the Australian Real Estate business, the Fund Accountant will be responsible for accounting/reporting for a range of Fund and Project entities. The role will suit a candidate who is highly adaptable, thrives on problem solving, seeking a hands-on role with international and domestic exposure to different areas of the real estate, funds management and asset management business. This candidate must be a driver of positive change, with a can-do attitude and willing to contribute to building on the strengths of Barings’ organisational culture. This position is located in Sydney, Australia and reports to the Finance Manager and Fund Controller.

Primary Responsibilities
- Deliver accurate and timely month end management accounts and consolidated fund reporting including (but not limited to) posting journal entries, preparing account reconciliations, monthly consolidated fund financials, IFRS reporting, cost tracking and budget/project variance analysis
- Review and analyse property accounting prepared by external property managers
- Provide technical accounting and tax advisory for Real Estate transactions to the business on matters.
- Prepare quarterly unit price reporting to investors.
- Prepare annual statutory reports and involvement with financial audit and internal controls audit
- Prepare tax calculations and workpapers including BAS, tax distributions/forecasts, tax statements and manage other tax compliance matters including land tax, GST and general tax reporting
- Assist team with compliance, debt management and investment administration across allocated Funds and Project entities.
- Involvement in development of and system administration for accounting systems and cost management systems.
- Prepare proper instructions for custodians as required.
- Involvement in Development projects and cost accounting.
- Cashflow forecasting for funds/projects.
- Stay up to date on accounting and tax legislation changes and support the business with relevant updates and training sessions.
- Ensure fund operations comply with fund and corporate documentation and internal compliance obligations.
- Maintenance of Fund/Project accounting policies working document and continuous documentation of procedures.
- Contribute to process improvement initiatives in the Fund operations to ensure continual improvement to the finance team’s procedures and adoption of best practice processes.
- Other reporting, e.g. ABS surveys, Capex reporting, Portfolio variance reporting
- Adhoc tasks as required
- Professional Accounting qualification eg. CA or CPA with at least 2+ years post CA/CPA qualification experience
- 4 + years accounting experience.
- High attention to detail.
- Team player.
- Experience with large accounting systems e.g. MRI essential.
- Proficiency in MS Excel (Intermediate).
- Prior experience with consolidation essential
- Funds management, financial services or property industry exposure essential.
