A full-time opportunity is available for an Assistant Operations Manager in our Ranfurlie Asset Management team based predominantly Western Suburbs with some travel to the South East required.


As an Assistant Operations Manager you will be responsible in performing the day-to-day client activities for the assigned property/facility, and with the Operations Manager be the on-site key point of contact for key stakeholders and client.


Risk and Compliance Management

  • Ensuring a property risk management program including audits is implemented and maintained across all centres.
  • Ensure escalation procedures and incident reporting procedures are implemented, tested, and reviewed in line with legislation.
  • Ensure compliance to all OH&S, Environment and Risk Management Policies and Procedures.
  • Ensure compliance to Building Code of Australia, Australian Standards, Disability Discrimination Act, and all other regulations relevant.
  • Health and Safety Management: Ensure the provision of a safe working environment and ensure compliance with statutory regulations on fire, health, and safety standards.
  • Contractor Management: Ensure contractors are well-managed within existing safe working methods and house rules to deliver services on time and within budget.
  • Procurement: Ensure that vendor procurement processes comply with agreed client procurement guidelines Contracts Management: Plan and manage all contracts to ensure that they are professionally delivered in line with agreed contractual metrics and within the agreed budget.
  • Finance Management: In conjunction with the Operations Manager actively work to ensure that the centre’s operations budgets are meeting or exceeding targets.


Retailer Management

  • Proactively engage stakeholders to ensure that on site client’s expectations are met.
  • Build and develop effective client / stakeholder relationships across multiple levels of the organisation.
  • On-site key point of contact for Facilities in the client’s premises.


Monthly Reporting

  • Incident reports for prior month and recommendation for remediation if needed.
  • Capex tracking.
  • Budget status.
  • Contract expiry profile.
  • Status of risk and compliance regimes.
  • Status of planned and preventative maintenance programs.


About You

The successful candidate will possess the following skills and attributes:

  • 3-5 years’ experience in facilities, property management, hospitality, or related field.
  • Experience managing operational budgets and forecasting.
  • Knowledge of local occupational health and safety requirements.
  • Knowledge of contractor management.
  • Understanding of basic technical aspects of property (Fire Protection system, Mechanical & Electrical system, BMS system).
  • Proven capacity to understand and interpret commercial contracts.
  • Full unrestricted working rights in Australia.
  • Work at heights.
  • Driver’s Licence.
  • Construction Industry White Card (Preferred not essential)
