General Description Of The Position
- Manage a portfolio of commercial, retail and industrial properties.
- Assist in the trust accounting functions of the management portfolio.

- Relationship and seeking to become their trusted advisor.
- To maintain and strengthen contacts within the industry, to promote Property and the professionalism and "results orientation" of the company.
- Maximise the performance of all properties through diligent and professional property and asset management.
- Oversee the presentation and maintenance of all properties, ensuring a high standard is maintained at all times.
- Review expenditure to maximise returns from each property.
- Communicate frequently with the owner and tenants. Provide timely, relevant and professional advice on all aspects of the management of the property.
- Ensure that all leases and other documentation are executed and kept safely.
- Supervision of tenancy fitouts to ensure consistency and compliance with standards.
- Provide recommendations and conduct the negotiations relating to rent review, lease renewals and leasing along with other tenant negotiations as required, in a timely and professional manner.
- Ensure competent performance of maintenance procedures including cleaning, security, repairs and maintenance, painting, air-conditioning, fire protection, lifts and emergency contracts.
- Implement preventative maintenance procedures and regularly review contractors performance to ensure "value for money".
- Undertake regular inspections of the property to ensure the highest level of housekeeping together with the co-ordination of building works and contract administration.
- Prepare income and expenditure budgets.
- Control the collection of monies, including rentals, outgoings and other recoverables.
- Control the inflow and outflow of funds to the owner.
- Ensure compliance with trust account management procedures.
- Reconciliation of outgoings in accordance with legislation and leases.
- Prepare monthly and annual narrative reports as required by the client and in accordance to the management agreement including financial data, data on variances to budget, arrears, vacant space, details of expenditure, contractors performance, details of defects within the building and remedial action being taken.
- Supervise reinstatement and repairs and maintenance provisions of all leases.
- Other relevant duties as directed.
