Contract type: Full time

Fulcrum is excited to partner with a leading private property and retail management group to recruit a skilled Assistant Property Manager.

If you have a strong background in property leasing, enjoy managing end-to-end lease documentation, and thrive in a role supporting legal and asset management teams, this is an opportunity to work on one of Western Sydney’s most significant retail assets—while based in modern CBD offices.

About the Company

Our client is a privately owned property group with a diverse portfolio spanning retail, industrial, and built-to-rent developments. Their assets include a large, high-traffic retail site in Western Sydney, alongside a growing mix of commercial and industrial properties.

With over 150 leases under management and continued growth across asset classes, they offer a dynamic, well-resourced environment for an experienced Paralegal looking to take full ownership of their function.

The Role

As an Assistant Property Manager, you’ll play a central role within the legal and asset management team. This is a hands-on role where your expertise in leasing documentation and legal knowledge will be critical. You'll be responsible for drafting contracts, managing lease negotiations, and acting as the key liaison between internal stakeholders, leasing agents, and external lawyers.

Your deep understanding of retail and commercial leasing legislation, paired with your confidence in drafting and negotiation, will ensure the efficient and compliant execution of complex property transactions. For those eager to expand their skills, there's also the opportunity to work closely with asset managers and take on responsibility for specific assets.

Key Responsibilities

  • Draft, review, and negotiate retail and industrial lease agreements, including letters of offer, disclosure statements, and Agreements for Lease.
  • Liaise with asset managers, leasing agents, and external counsel to drive timely and accurate lease execution.
  • Manage and maintain a portfolio of over 150 leases, ensuring compliance with all relevant legislation and internal policies.
  • Conduct due diligence and prepare documentation for lease renewals, subleases, and variations.
  • Track changes to AFLs and provide commercial input on contractual clauses.
  • Support the asset management team with day-to-day legal administration and correspondence.
  • Assist with broader commercial contract drafting where relevant.
  • Opportunity to support asset managers directly and potentially oversee specific assets.

This Role Would Suit Someone Who:

  • Brings experience in property leasing and commercial property law.
  • Enjoys structure and ownership in a hands-on legal support role.
  • Feels confident managing documentation, tracking lease terms, and engaging with lawyers.
  • Is proactive, reliable, and takes pride in being a steady hand in a busy environment.
  • Has the versatility to assist across other commercial legal areas if and when needed.

You May Not Enjoy This Role If:

  • You prefer a structured legal team environment with formal career progression pathways.
  • You’re looking for extensive legal systems or automated tools—this is a practical, manual drafting role.
  • You’re hoping for variety over volume—this role is repetitive by nature, but critical to operations.

What Success Looks Like

  • Managing lease documentation with pace and precision.
  • Enabling the asset team to operate efficiently by removing legal friction.
  • Ensuring accuracy and compliance across lease execution.
  • Building strong working relationships with external legal counsel.
  • Keeping the legal side of a major leasing portfolio running smoothly, day in, day out.

About You

  • 3+ years’ experience as a Property Administrator or similar role, ideally in commercial property.
  • Strong knowledge of the Retail Leases Act and commercial lease processes.
  • Skilled in drafting letters of offer, disclosure statements, and lease agreements.
  • Highly organised, detail-oriented, and comfortable working independently.
  • Pragmatic, focused, and able to handle a steady volume of documentation.
  • A keen interest in property law and a desire to deepen your legal knowledge for future career progression.

Benefits

  • Competitive base salary + bonus.
  • Beautiful, modern CBD offices with easy transport access.
  • Work across one of the state’s most significant private retail assets.
  • Stable, full-time position with real ownership and scope.
  • Opportunity to work closely with experienced Asset Managers and take responsibility for specific assets, fostering significant professional growth.
