The Head of Real Estate (ANZ) is a key leadership position responsible for driving and executing Urban Rest's portfolio growth strategy across the Australia and New Zealand markets. Working directly with the CEO and EMEA counterpart, this role has significant autonomy in shaping our property acquisition strategy and building our ANZ presence. The position reports to the CEO and works closely with the Australian Managing Director and global executive team.
Urban Rest is a pure operating company and does not directly purchase or own properties on its own balance sheet, but partners with institutional landlords, property developers and high net worth individuals/families to either lease or operate properties on their behalf. The acquisitions involved are contracts to lease or operate assets that are suitable for our brand.
Key Responsibilities
Strategic Leadership & Growth
This role is based in our Sydney office, with a hybrid working arrangement preferring 3 days per week in the office, subject to requirements to travel for meetings and personal circumstances. Regular travel within Australia and New Zealand will be required.

Key Responsibilities
Strategic Leadership & Growth
- Own and drive the ANZ property acquisition strategy, with accountability for meeting ambitious growth targets
- Identify and pursue strategic opportunities in both established and emerging locations
- Build and maintain relationships with key industry stakeholders, including major property developers, asset owners, and agents/brokers
- Lead complex negotiations and structure innovative deal solutions
- Guide the development of Urban Rest's ANZ supply market positioning and growth strategy
- Build and nurture long-term relationships with institutional landlords and capital partners through regular engagement and transparent communication to facilitate both short term and long term pipeline development
- Structure and negotiate high-value commercial agreements, including both lease and management contracts
- Oversee development and maintenance of financial models for portfolio analysis and deal evaluation
- Work autonomously to identify, evaluate, and close property opportunities
- Lead due diligence processes and manage transaction execution
- Collaborate with project management teams to evaluate FFE requirements and costs as part of deal negotiation process
- Oversee maintenance of a comprehensive database of property deals, including expiry dates and renewal terms, ensuring proactive management of portfolio renewals
- Lead renewal negotiations to secure optimal commercial terms and maintain portfolio stability
- Build and lead the ANZ property acquisition team
- Mentor and develop team members
- Foster a high-performance culture aligned with Urban Rest's values
- Manage relationships with external partners and service providers
- Create an open feedback and learning culture to ensure a problem-solving mindset across entire team
- Manage deal pipeline to ensure attainment of growth targets
- Develop and maintain relationships with key financial stakeholders
- Drive continuous improvement in acquisition processes and systems
- Minimum 10+ years' experience in commercial or residential property
- Proven track record in sourcing and closing high-value property deals
- Deep understanding of the ANZ property market, ideally within the living sector with the ability to apply knowledge across various asset classes including residential, hotels and build-to-rent sectors
- Strong experience in negotiating complex commercial agreements
- Advanced knowledge of financial models and strong analysis capabilities
- Experience in leading and developing teams
- Relevant property or real estate qualification highly advantageous
- Strategic leader with entrepreneurial mindset
- Strong commercial acumen and deal-making capabilities
- Proven ability to work autonomously and drive results
