About the role:
As the Facilities Manager for our newly acquired Student living portfolio, you’ll take the lead on all things maintenance, safety, and building performance for one of our thriving student communities. This is a hands-on role, ideal for someone who thrives on variety, values a high standard of presentation, and is ready to tackle everything from preventative maintenance to emergency repairs — all while leading a team and ensuring compliance.
Key responsibilities:
- Oversee all maintenance operations across the site, ensuring both reactive and scheduled works are completed to a high standard and within set timeframes.
- Manage resident repair requests from diagnosis through to resolution, ensuring minimal disruption and maximum satisfaction.
- Lead, coach, and support a team of Maintenance Technicians — including recruitment, training, performance reviews, and day-to-day supervision.
- Develop and deliver preventative maintenance plans to ensure buildings, plant, and equipment remain safe, compliant, and fully operational.
- Conduct regular inspections of apartments, communal areas, systems, and external spaces to uphold safety, appearance, and functionality.
- Manage compliance testing and statutory checks such as fire alarms, emergency lighting, HVAC systems, and water testing, keeping accurate records.
- Coordinate external contractors and suppliers, ensuring all work meets scope, quality, safety, and budget expectations — and is carried out with proper permits and documentation.
- Respond to emergency call-outs outside of regular hours, taking ownership of urgent maintenance issues and resolutions.
- Support budget planning and control, monitoring maintenance spend, sourcing materials cost-effectively, and maintaining adequate inventory.
- Champion a safe, welcoming, and well-maintained living environment, working closely with the Community Manager to enhance the student experience.
To be successful in this role, you should have skills including:
- Proven experience in maintenance management within residential, hospitality, or student accommodation sectors - or in a relevant trade (repairs, HVAC, refurbishments, etc.).
- Experience supervising contractors and working with teams to maintain high-quality, compliant residential buildings.
- Strong understanding of WHS, risk assessments, and preventative maintenance systems.
- Confident communicator with the ability to engage residents and influence others in a customer-facing environment.
- Proactive, hands-on approach with the ability to work independently and take ownership of projects.
- A reliable team player with flexibility to work on-call or overtime when required.
- Commercially minded with a knack for identifying cost-effective maintenance solutions.
- Ready to make a real impact in a resident-first environment.
- Compliance & Licensing – Must hold a valid driver’s license, and have the ability to obtain a favourable National Criminal History Check and Working with Children check.
