Associate Director/Director - Origination & Execution - Real Estate Credit Fund

My client is a highly regarded private real estate investment and finance platform based in Melbourne, providing tailored capital solutions to property investors and developers across Australia.

The firm has an established track record across real estate credit and investment, with transactions typically ranging from $5 million to $30 million. Due to continued growth and a strong transaction pipeline, the firm is seeking to appoint an experienced Director to take a senior role across both origination and execution.

This is an ideal opportunity for a strong execution professional looking to transition into origination without the pressure of stepping into a pure deal-sourcing role.

The position offers genuine exposure to building borrower and intermediary relationships, developing new opportunities and contributing to pipeline growth, while remaining deeply involved in structuring, underwriting and executing transactions.

The Opportunity

The successful candidate will work across the full transaction lifecycle, from identifying and developing opportunities through to underwriting, investment committee approval, documentation and financial close.

It provides a natural progression for someone with deep execution experience who is ready to broaden their commercial and relationship capabilities, build an origination track record and move towards a more rounded senior investment role.

Key responsibilities include

• Originating new real estate investment and financing opportunities through an established network of developers, property investors, advisers, brokers, and other industry participants
• Developing and maintaining strong relationships with existing and prospective borrowers, sponsors, intermediaries, and transaction partners
• Identifying attractive investment opportunities and assessing transactions against the firm's investment strategy, risk appetite, and return requirements
• Leading transactions from initial opportunity assessment and indicative terms through detailed underwriting, investment committee approval, documentation, and financial close
• Structuring tailored capital solutions based on borrower requirements, asset fundamentals, transaction risk, and investment objectives
• Leading commercial negotiations with borrowers, sponsors, advisers, lawyers, and other transaction counterparties
• Overseeing financial modelling, valuation analysis, due diligence, and preparation of investment committee materials
• Presenting and defending investment recommendations to senior investment decision-makers
• Working closely with analysts and associates across underwriting and transaction execution, providing guidance and oversight throughout the investment process
• Maintaining strong market intelligence across real estate sectors, capital markets, transaction activity, and competing sources of capital
• Contributing to broader investment strategy, portfolio growth, capital deployment, and strategic initiatives across the firm

The successful candidate will demonstrate

• Significant experience in real estate finance, private credit, real estate investment, corporate or institutional banking, investment management, or a related environment
• A strong track record of originating and executing real estate financing or investment transactions
• Established relationships across the Australian property market, particularly with developers, property investors, advisers, brokers, or other transaction originators
• Deep commercial understanding of property transactions, capital structures, and real estate investment risk
• Strong transaction structuring, underwriting, and financial analysis capability
• The ability to independently assess investment opportunities and exercise sound commercial judgement
• Strong negotiation and stakeholder management skills
• Confidence operating with senior borrowers, sponsors, investors, and advisers
• A relationship-driven approach combined with strong execution discipline and attention to detail
• A collaborative mindset, high level of ownership, and ability to operate effectively within a lean investment team
