Host Solutions is an Adelaide-based property management company. We manage a portfolio of around 40 short-term rental properties across the CBD, inner suburbs, coastal suburbs and the Adelaide Hills.

We run a modern, technology-led operation (Hostaway, PropertyMe, Xero and AI-assisted guest and maintenance workflows) and we pride ourselves on quality, responsiveness and looking after our owners' assets as if they were our own. We are at an exciting growth stage, and this role is central to it.

The opportunity

We are looking for a hands-on Senior Property Manager or General Manager to take day-to-day ownership of our portfolio's operational performance. This is not a desk job. You will be out on the road inspecting properties, keeping them to a high standard, coordinating our team and contractors, and making sure every owner, guest and tenant has an outstanding experience.

You will be the operational backbone of the business, freeing the Director to focus on growth and business development. For the right person, this role offers a genuine pathway into a broader General Manager remit as the portfolio scales.

Key responsibilities

Property operations and inspections

• Regularly drive to and physically inspect properties across the portfolio to ensure they are clean, well presented, safe and in excellent working order
• Conduct routine, entry and exit inspections and prepare condition reports
• Identify and resolve issues proactively before they affect owners, guests or tenants
• Maintain a high standard of presentation consistent with the Host Solutions brand

Onboarding and portfolio growth

• Manage the end-to-end onboarding of new properties, including fit-out, styling, photography, listing setup and compliance
• Help the business grow the portfolio smoothly without compromising service quality

Maintenance and contractor management

• Coordinate maintenance, repairs and cleaning across the portfolio
• Build and manage relationships with cleaners, tradespeople and other contractors
• Ensure work is completed promptly, to standard and at fair cost

Team leadership

• Lead and support the operational team, including cleaning coordinators, runners and guest/tenant support staff
• Set standards, allocate work and hold the team accountable to a high level of service

Owner, guest and tenant relationships

• Be a trusted point of contact for property owners, providing clear, proactive communication and reporting
• Oversee guest experience (short-term rental)
• ensuring issues are handled professionally and quickly

Compliance and systems

• Ensure properties and processes meet South Australian regulatory requirements across short-term rental operations
• Keep our property management systems accurate and up to date
• Contribute to improving processes as the business grows

About you

Essential

• Demonstrated experience in property management short-term (short-stay/Airbnb).
• A genuinely hands-on operator who is happy to be out inspecting properties rather than behind a desk all day
• A current South Australian driver's licence and a reliable vehicle
• Strong organisation and the ability to juggle multiple properties and priorities at once
• Excellent communication and relationship skills with owners, guests, tenants and contractors
• A high standard of attention to detail and pride in presentation
• Comfortable using property management software and technology

Desirable

• Experience leading or coordinating a small team
• Experience with Hostaway or other property management software is a plus
• Knowledge of South Australian tenancy, short-term letting or rooming house regulations
• A real estate registration or property qualification
