About the Opportunity
Due to continued growth, Crawford's CRD division is seeking an experienced Technical Lead | Senior Building Consultant to join our Brisbane team.
CRD provides independent technical building assessment and advisory services in support of the Queensland Building and Construction Commission (QBCC) Home Warranty Scheme and statutory defects management processes.
Our consultants undertake detailed assessments of:
- Residential building defects
- Incomplete and abandoned building works
- Non-compliant construction
- Builder insolvency and non-completion claims
- Structural, waterproofing and workmanship issues
- Rectification and completion requirements
Services include defect identification and causation analysis, completion assessments, scope validation, rectification recommendations, cost-to-complete assessments, and the preparation of detailed Scopes of Work.
Assessments are undertaken with reference to the National Construction Code (NCC), Queensland building legislation, Australian Standards, approved documentation, contractual obligations and accepted building industry practices.
Working closely with QBCC representatives, homeowners, builders, contractors and industry stakeholders, our consultants provide practical technical advice that supports consistent claim outcomes, effective rectification strategies and sound regulatory decision-making.
As Technical Lead, you will maintain your own portfolio of matters while providing technical leadership, mentoring and quality assurance support to a team of Building Consultants.
About You
The ideal candidate will demonstrate:
- Extensive experience in building consultancy, residential construction, construction management, building surveying, regulatory services or a related discipline
- Strong knowledge of the National Construction Code (NCC), Queensland building legislation, Australian Standards and accepted building industry practices
- Proven experience assessing residential building defects, incomplete works, non-compliant construction and rectification requirements
- Experience investigating building defects, determining causation and developing practical rectification solutions
- Strong understanding of residential construction methodologies, sequencing, quality assurance processes and contract administration
- Experience preparing technical reports, defect assessments, completion assessments, recommendations and Scopes of Work
- Excellent communication, negotiation and stakeholder management skills
- Ability to explain complex technical matters in clear and practical language
- Strong analytical skills and attention to detail
- A proactive, solutions-focused approach to problem solving
- Experience managing multiple matters simultaneously while maintaining high-quality outcomes
- Previous experience mentoring, coaching or supporting the development of junior consultants
- Ability to work independently while contributing to a collaborative team environment
- Experience working within statutory warranty schemes, regulatory environments, dispute resolution processes or government service delivery frameworks will be highly regarded
Qualifications & Experience
- QBCC Open Builder Licence – Medium Rise or above (mandatory minimum)
- Diploma, Degree, Trade Qualification or tertiary qualification in Building, Construction Management, Building Surveying, Quantity Surveying or a related discipline
- Minimum five years' experience in building consultancy, residential construction, building compliance, defects assessment, building surveying or a related field
- Demonstrated experience assessing:
- Residential building defects
- Incomplete and abandoned building works
- Non-compliant construction
- Rectification and remediation requirements
- Experience in:
- Defect investigations and causation analysis
- Non-completion and Home Warranty claims
- Scope of Work development
- Rectification cost estimating
- Contract administration and project management
- Stakeholder engagement and dispute resolution
- Advanced report writing, documentation and evidence-gathering skills
- Ability to review, validate and clearly communicate technical findings and recommendations
- Current Australian Driver's Licence
Key Responsibilities
- Conduct inspections and technical assessments of residential building work on behalf of QBCC and other clients
- Investigate and assess:
- Residential building defects
- Incomplete and abandoned building works
- Non-compliant construction
- Structural and waterproofing issues
- Building failures and workmanship concerns
- Determine the nature, extent and probable cause of defects and incomplete works
- Assess building work against applicable legislation, the NCC, Australian Standards, approved plans and accepted industry practices
- Prepare clear, evidence-based technical reports, findings and recommendations
- Develop detailed Scopes of Work for defect rectification and completion of residential building projects
- Prepare, review and validate rectification methodologies, cost estimates, contractor quotations and tender submissions
- Provide technical advice and recommendations to support Home Warranty claims, dispute resolution outcomes and regulatory decision-making
- Liaise with homeowners, builders, contractors, engineers, certifiers, QBCC representatives and other stakeholders to facilitate positive outcomes
- Manage investigations and projects through to completion while meeting service delivery and quality standards
- Act as a senior technical escalation point for complex building matters
- Conduct peer reviews of technical assessments, reports and Scopes of Work
- Mentor and support the development of Building Consultants and junior team members
- Contribute to continuous improvement initiatives, technical standards, reporting quality and consistency across the business
- Provide practical, independent and commercially sound technical advice that supports successful outcomes for all stakeholders
