Self-storage is currently experiencing rapid expansion within Australia and Time & Place is expanding our portfolio in this market. As Storage X, we will be opening a brand new self-storage facility in Northcote.
We are seeking expressions of interest to join Storage X as a founding Site Manager. This is a key role, helping to launch the business, building occupancy, and creating an exceptional customer experience from day one. This is a rare opportunity to join a new operation and be involved from the very beginning, with hands-on support and leadership guidance through the busy launch and growth phase.
About the Role
In this full-time position, we're looking for a motivated and customer-focused individual who enjoys taking ownership, building relationships, and delivering results. You'll take pride in running a professional, well-presented facility and be excited by the opportunity to help grow a new business. You'll be responsible for delivering outstanding customer service, driving occupancy growth, maintaining high operational standards, and ensuring the facility runs smoothly and efficiently.
Key Responsibilities
- Drive occupancy growth through strong lead conversion, consultative sales, and excellent customer service
- Manage customer enquiries, quotes, bookings, move-ins, and move-outs
- Administer customer accounts, including leases, payments, and insurance claims
- Maintain a clean, safe, secure, and well-presented facility
- Coordinate site operations, including maintenance, contractors, inventory, security, and compliance requirements
- Prepare operational and performance reports for management
- Act as the primary on-site representative for Storage X Northcote
What We're Looking For
- Experience in self-storage, warehouse operations or facilities management
- A strong customer service and sales mindset with the ability to build relationships and convert enquiries into customers
- Strong organisational and administrative skills with excellent attention to detail
- Ability to work independently, take ownership, and use sound judgement
- Strong problem-solving and conflict resolution skills
- Understanding of workplace health and safety requirements
- Confidence using computer systems and learning new software
