Our client is seeking a confident and capable Senior Property Manager to join their established and high-performing team based on the northern Gold Coast.

About The Role

Working closely alongside an experienced Head of Department, you will take ownership of a well-maintained portfolio while playing an integral role in the continued growth and success of the department.

Unlike many Property Management roles, you'll be supported by an experienced Property Manager, dedicated Receptionist, Virtual Assistant, and in-house Trust Accounting support, allowing you to focus on delivering exceptional service and handling the more complex aspects of portfolio management.

With a portfolio of just over 240 properties, this role would suit someone who enjoys building strong client relationships, is confident navigating tenancy legislation, and has experience representing landlords through QCAT proceedings.

Key Responsibilities

  • Managing a residential portfolio with the support of a dedicated team.
  • Building and maintaining strong relationships with landlords and tenants.
  • Coordinating repairs and maintenance with contractors and owners.
  • Conducting routine inspections and managing lease renewals.
  • Managing arrears and resolving tenancy-related matters professionally.
  • Preparing for and attending QCAT hearings when required.
  • Assisting with portfolio growth and identifying opportunities to enhance the client experience.
  • Providing guidance and support to junior team members where appropriate.
  • Ensuring compliance with all relevant Queensland legislation and internal procedures.

About You

  • Previous experience as a Senior Property Manager is essential.
  • Demonstrated experience attending and managing QCAT proceedings.
  • Strong understanding of Queensland residential tenancy legislation.
  • Exceptional communication and relationship-building skills.
  • Highly organised with excellent attention to detail.
  • Ability to prioritise and manage competing demands effectively.
  • A proactive mindset with a solutions-focused approach.
  • Current QLD Real Estate Registration Certificate or Licence.
  • Current driver's licence and reliable vehicle.
