What this opportunity involves
JLL is seeking a highly motivated Transaction Manager – Acquisitions & Divestments to join one of our well-esteemed client’s account team. This is a critical role within our Transaction Management Team, responsible for delivering strategic property outcomes across our Client’s national portfolio.
You will be at the forefront of executing the Client’s property strategy, leading lease negotiations, acquisition and divestment activities, and driving cost reduction initiatives. This role requires a proactive, results-driven professional who thrives in a fast-paced environment and is committed to delivering exceptional client outcomes.
This role will be based on-site in the CBD of Melbourne, Sydney or Brisbane with hybrid/flexible work arrangements available.
Key Responsibilities include
Manage BAU renewals, renegotiations, acquisitions, and divestments to secure tenure across the client’s national property portfolio.
Deliver optimum results in all leasing negotiations, meeting annual financial and qualitative targets.
Complete 35-40 transactions per annum, focusing on securing tenure, portfolio cost reduction, and managing portfolio’s weighted average lease expiry.
Oversee all in-flight transactions from critical dates through to executed documentation.
Assess market evidence, prepare business cases with appropriate commentary, and advise the client on lease structures, land valuations, and fair market rent calculations.
Build and maintain strong relationships with landlords, landowners, Legal Service Providers, client and key internal stakeholders
Champion the use of TM Essentials and other technology platforms to capture transaction data, drive efficiencies, and enhance reporting outcomes.
Proactively identify opportunities to streamline processes and deliver to contractual KPIs throughout the term of the Contract.

Tertiary qualification in Real Estate, Property, Business, or Law
Current Real Estate License or Certificate of Registration
Proven experience in client-facing acquisitions and divestments programs with a focus on tenant representation and/or leasing
Strong negotiation skills with demonstrated success in delivering commercial outcomes and cost reduction initiatives
Excellent analytical capabilities including market analysis, lease valuation, and financial assessment
Exceptional stakeholder management and relationship-building skills across landlords, legal providers, and internal teams
Proficiency in leveraging technology platforms to drive transaction efficiency and reporting outcomes
Strong project management skills with ability to manage multiple transactions simultaneously and meet tight deadlines
