Commercial Portfolio Director

Position Purpose
Responsible for managing and improving the performance of a commercial property portfolio across Australia. This includes developing portfolio strategies, maximising income, controlling costs, managing risk, overseeing leasing and property management activities, and maintaining strong client and stakeholder relationships. The role also acts as the key representative for the client on commercial property matters and provides leadership within the account team.
Key Responsibilities
Portfolio & Commercial Management
- Manage the overall performance of the commercial property portfolio.
- Develop and implement portfolio strategies to improve asset performance.
- Monitor risks, costs, and opportunities across the portfolio.
- Ensure accurate property data, reporting, and compliance.
- Drive process improvements, automation, and operational efficiencies.
- Manage external consultants, including leasing agents, valuers, and project consultants.
- Achieve portfolio KPIs and financial targets.
Leasing & Transactions
- Manage lease negotiations, renewals, rent reviews, and new leasing opportunities.
- Oversee acquisitions and divestments of properties.
- Maintain critical lease dates and ensure proactive leasing activity.
- Prepare business cases, market analysis, and property recommendations.
- Build relationships with landlords, developers, and key stakeholders.
- Support dispute resolution and lease administration processes.
- Deliver cost savings and favourable commercial outcomes.
Client & Stakeholder Management
- Build and maintain strong client relationships.
- Provide strategic property advice and portfolio recommendations.
- Develop and implement policies, procedures, and property strategies.
- Coordinate with internal teams on property transactions and lease matters.
- Ensure landlords meet their obligations under lease agreements.
Financial Management
- Support budgeting, forecasting, and financial reporting.
- Review rent roll variances and property expenditure.
- Ensure lease information and financial data are accurate.
- Monitor debtors, recoveries, and outgoings reconciliations.
Property Management
- Manage tenant and retailer relationships.
- Oversee lease compliance, make-good obligations, and property-related issues.
- Ensure recoverable expenses are collected within required timeframes.
- Monitor landlord performance and lease obligations.
- Maintain accurate lease records and portfolio data.
- Ensure compliance with health, safety, and risk management requirements.
Key Requirements
- Extensive experience in commercial property transactions and leasing (10+ years preferred).
- Strong knowledge of commercial lease negotiations and property management.
- Ability to interpret leases, contracts, and legal documentation.
- Strong stakeholder management, leadership, and communication skills.
- Commercially focused with strong financial and analytical skills.
- Real Estate Licence or Sub-Agent Licence.
- Tertiary qualification in Property, Business, Law, or related discipline preferred.
- Experience working with major corporate clients.
- Willingness to travel occasionally within Australia.
