What this opportunity involves

We are seeking an experienced

Senior / Transaction Manager to join us! This role provides comprehensive transaction management for properties within a designated portfolio, with primary responsibility for negotiating and overseeing the execution of lease documents, maintaining data integrity within JLL's Portfolio system, and managing strategic landlord relationships on behalf of one of our well-esteemed clients.

This position requires strong commercial acumen, excellent stakeholder management capabilities, and the ability to develop strategies that mitigate financial and tenure risk while ensuring robust governance and data integrity.

While hybrid work arrangements are available, the successful candidate must have the capability to attend our Brisbane CBD office on-site at least 3 days a week.

Please note that this is a fixed-term contract until 31st December 2027.

Key Responsibilities

  • Lead the negotiation of retail lease transactions on behalf of the Client, including renewals, relocations, restructures, refurbishments and incentive negotiations
  • Manage negotiations with major landlords, institutional owners and shopping centre operators, ensuring outcomes align with Client strategy and market conditions
  • Drive rental outcomes within market parameters while achieving favourable commercial and risk outcomes for the Client's portfolio
  • Ensure all critical dates, options and obligations are proactively managed in accordance with lease terms
  • Contribute to the development and execution of portfolio-wide leasing strategies, policies and governance frameworks in consultation with the National Retail Leasing Director
  • Prepare regular, high-quality reporting for the Client, including property status, financial impacts, market insights and recommendations
  • Build and maintain strong, long-term relationships with key retail landlords, developers and industry contacts to ensure visibility of market opportunities and risks
  • Ensure accurate and timely provision of lease information to the Lease Administration team, with a strong focus on data accuracy and integrity

Key Skills & Requirements

  • Current Real Estate License or Certificate of Registration
  • Tertiary qualifications in Property, Commerce or Law preferred
  • Minimum 3 to 4 years in Retail or Commercial Leasing, ideally with exposure to major landlords, shopping centres or institutional portfolios
  • Highly developed commercial negotiation skills, including experience with complex and high-value retail transactions
  • Advanced ability to interpret, negotiate and structure retail and commercial leases
  • Proven ability to manage multiple complex transactions concurrently within tight deadlines
  • High level of financial acumen, including understanding of rental structures, incentives, net effective rent and portfolio impacts
  • Excellent stakeholder management skills, with the confidence to engage at a senior landlord and client level
